LAND DEVELOPMENT / MIXED USE:
Lowry Air Force Base - Redevelopment
MDS has worked for and with the Lowry Redevelopment Authority since 1998. This award-winning Base Realignment and Closure (BRAC) Project has replaced a closed Air Force base with a vibrant mixed use community. At nearly 800 acres, Lowry’s parks and recreational areas are equal in size to 20 percent of all park space in Denver. After 57 years as a military training center, Lowry's heritage as an educational center continues. Adults and children from across the metro area benefit from the learning opportunities offered by the many schools, day care and colleges located within its boundaries.
Former Stapleton Airport - Redevelopment
Stapleton has been recognized for its commitment to community through its efforts to sustain neighborhoods, improve urban areas, revitalize cities and protect and provide green space for future generations. A few Stapleton honors include the prestigious Stockholm Partnerships for Sustainable Cities Award from the King of Sweden, Urban Land Institute’s 2006 Award for Excellence, and the “Best Sustainable Neighborhood" award from the Pacific Coast Builders Conference. MDS has worked with several homebuilders in evaluating lot purchases, lot re-subdivision, and entitlement coordination at the City and County of Denver in this landmark urban redevelopment project.
Common Ground Golf Course
Common Ground Golf Course was created by Tom Doak and Renaissance Golf for the Colorado Golf Associations ("CGA and CWGA") at the Lowry Air Force Base golf course site - the former Mira Vista Golf Course. CommonGround is the also home of the CGA and the CWGA, and is an affordable public facility built to support the mission of both organizations: “to represent, promote, and serve the best interests of golf in the state of Colorado.” John Ewing, Principal of MDS, worked with the CGACWGA and its team to gain approvals with the City and County of Denver, City of Aurora, Denver Water, the Lowry Redevelopment Authority and the Army Corps of Engineers to complete the engineering and design of this world class facility. John created two alternative water resource plans for the delivery of irrigation water to the site, including the development of a deep-ground water well system and the selected municipal re-use water delivery system to intermediate lake storage on the golf course property.
Lowry Town Center
John Ewing worked with both the master developer, the Lowry Redevelopment Authority, and the Town Center developer, Miller Wiengarten, to develop this unique and special place in the heart of Lowry. MDS Team members, URS Corporation and Vigil Land Consultants created SOLUTIONS for this project including cross access easements, street width variances, intersection design and coordination and entitlement services with approvals at the City and County of Denver. This project combines retail, offices, the historic Eisenhower chapel and a unique community space into a vibrant town center for all who live in and near Lowry.
PowerHouse Plaza Office Park
PowerHouse Plaza Office Park was conceived as a boutique small business park contained within the greater Lowry commercial district. This fourteen-site location linked the nearby residential neighborhood to the hub of Lowry including the Wings Over the Rockies Museum, and the Crosswinds Commercial area. Single family, townhouse and condominium housing, small retail businesses, offices, a daycare, three bank sites and several tenant owned spaces, including office condominiums, and build to suit corporate headquarters round out this jewel within the award-winning Lowry Community. Boulevard One
The 70-acre Boulevard One (fka Buckley Annex) property is the last remaining parcel of land to be transferred by the Department of Defense to the Lowry Redevelopment Authority at the former Lowry Air Force Base. Established in the 1970s, the Buckley Annex contained the Denver Center of the Defense Finance and Accounting Services and the Air Reserve Personnel Center with some 3,000 employees. It was announced for closure in 2005 and the property was completely vacated on September 15, 2011. The LRA conducted a public redevelopment planning process in 2007-8 involving several community task forces and stakeholder groups. The conceptual redevelopment plan strives to balance the needs of the community, the Air Force and the City and County of Denver. The LRA will be the master developer of the site, as it has for the rest of Lowry, and will sell land to residential and commercial developers for vertical construction. John Ewing participated in the creation of the Buckley Annex Redevelopment plan by leading the Transportation Study Group and guided the community outreach in this area. He worked with the LRA and its consultant team, URS, EPS and Design Workshop to create a submittal to the United States Air Force Real Property Agency for the approval of Buckley Annex Redevelopment Plan.
