Millennium Development Solutions recently analyzed more cost efficient designs on this subdivision in Denver that sits in Denver but shares utility connections with other jurisdictions, including Arapahoe County and Cherry Creek Valley Water and Sanitation District. Extreme grades and detention pond in rear yards of Lots 5-10 made this neighborhood difficult to market to high end of Residential Market (>$750,000 homes).
Indian Creek Filing No. 11 Proposed Changes
Millennium Development Solutions proposed a solution that eliminates the long detention pond behind Lots 5-10 and replaced it with Above Ground Water Quality Features and Below Grade Stormwater Detention by Storm Trap. Also proposed is a relocation of the Sanitary Sewer which eliminates the need for a maintenance road and eliminate a substantial amount of pipe footage, saving the developer budget dollars for other features to enhance the value of the Indian Creek Custom Home Community.
