After we have worked with our clients to evaluate their priorities, we can begin the process of site evaluation and concept design. We can not only look at the physical aspects of each site such as terrain, access, environmental, neighborhood context, utilities availability, current zoning, parking, legal and cultural, but we also can provide demographic research as well. We also evaluate all fees related to developing a specific site such as development fees, tap fees, storm-water management fees, impact fees, school fees, etc.
MDS performs thorough Due Diligence of each potential site. Many developers, especially retailers, clamor for well-located infill sites, so a high percentage of new construction is tear-down-and-rebuild projects. Yet redevelopment sites can be very tricky. Surprises such as soil contamination and hidden utility lines can be costly if discovered after construction commences. Thorough due diligence, including a Phase 1 environmental study, is necessary.
